The Hive consists of three buildings and is located adjacent to Anduril’s primary headquarters in Costa Mesa. The company has notably expanded its local real estate footprint, which has nearly doubled in the last year. The majority of Anduril’s office space is situated near its headquarters at the intersection of Harbor Boulevard and Sunflower Avenue, which is home to its main campus, The Press.
The main campus, The Press, is around 640,000 square feet and was previously the location of the former OC bureau of the Los Angeles Times. Since the beginning of 2025, Anduril has been the most active tenant in Orange County, signing for nearly 700,000 square feet in offices and new industrial buildings, including The Hive lease.
Anduril Industries is recognized for its role in developing autonomous drones, fighter jets, submarines, and advanced surveillance equipment, employing approximately 3,200 people in the region. This expansion into The Hive follows a recent property acquisition by Drawbridge Realty, based in San Francisco, which purchased The Hive for about $78 million, roughly $410 per square foot, on October 9.
The previous owner of The Hive, Invesco Real Estate, acquired the campus in 2018 for an estimated $84 million. Upon the purchase, Drawbridge Realty promptly negotiated a long-term lease with Anduril, formalized on the same day as the acquisition.
The Hive campus, which was formerly the training base for the Los Angeles Chargers before their move to El Segundo, covers about 14 acres and includes a practice football field. There remains potential for further development on three additional acres within the site. Previously, The Hive was slated for a development project known as Hive Live, which proposed construction of 1,050 apartments and retail space, but the plans did not advance despite receiving planning approval in June.
Drawbridge Realty also owns the Pacific Center in Santa Ana, utilized by the significant office tenant, Collectors Holdings. This combination of properties positions Drawbridge Realty as an influential player in Orange County’s real estate landscape.
