News Summary
Anduril Industries has signed a lease for nearly 163,000 square feet at the Harbor Logistics Center in Santa Ana, marking one of the largest industrial transactions in Orange County. This move is part of a significant expansion for the company, which now controls over 1.25 million square feet locally. The new facility will enhance Anduril’s manufacturing and R&D capabilities while contributing to a trend of repurposing spaces for industrial use. The lease may influence other companies considering industrial leases in the area amidst fluctuating market conditions.
Santa Ana, California – Anduril Industries has finalized a lease agreement for nearly 163,000 square feet at the Harbor Logistics Center, marking one of the largest industrial transactions in Orange County for 2025. Completed in August of this year, this lease is part of Anduril’s significant expansion in the region, which now includes a total of about 760,000 square feet across seven leases since early 2024. The company’s local real estate holdings have now surpassed 1.25 million square feet, predominantly located near its headquarters in Costa Mesa.
The new facility at 3100 S. Harbor Blvd. is designed to enhance Anduril’s capabilities in distribution, manufacturing, and research and development (R&D). Harbor Logistics Center features modern industrial specifications, such as 36-foot clear heights, 17 dock-high doors, an 185-foot-deep truck court, and rooftop solar panels, alongside 7,000 square feet of dedicated office space. Additionally, the facility will include tenant parking with electric vehicle charging stations.
The Harbor Logistics Center, which was developed by Kearny Real Estate Co. and Dune Real Estate Partners, has replaced a large two-building office campus that was previously demolished. Completed in February 2025, the project reflects a larger trend of repurposing underutilized properties for industrial use, addressing growing demands in the area.
Anduril’s expansion signals its ongoing commitment to the Orange County area, even as plans are underway for a significant $1 billion investment in a 5-million-square-foot facility in Ohio. This expansion follows a successful round of funding in June 2025, during which Anduril raised $2.5 billion, elevating its valuation to $30.5 billion.
Industry experts suggest that Anduril’s leasing at Harbor Logistics Center might pave the way for other major companies to consider leasing options in the region. The demand for industrial space in Orange County is particularly pronounced in the aerospace sector, even as many newly constructed buildings remain vacant.
By the end of 2025, approximately 20 new industrial buildings ranging from 100,000 to 250,000 square feet are expected to be completed, but may lack tenants, posing challenges for property owners. Market analysts describe the current industrial leasing environment as unstable, with hopes for a more advantageous landscape anticipated in 2026.
This leasing transaction was managed by the CBRE team in Orange County, which specializes in industrial property management. The construction of the Harbor Logistics Center involved a significant financial investment, with the property originally purchased for $35 million in 2018 and later recapitalized for $49 million in 2023 by Dune Real Estate Partners.
Furthermore, this new lease could open up additional leasing opportunities for eight recently completed industrial buildings in Orange County’s Airport Area, potentially reshaping the industrial landscape in the region as demand continues to rise.
