Irvine – The Irvine Company has announced a significant development project involving the transformation of the Oak Creek Golf Course and surrounding commercial parcels into a new residential village, which will consist of 3,100 housing units. This ambitious plan seeks to address the escalating housing demand in Orange County as the city grapples with state housing mandates.
The proposed project, spanning over 235 acres and located at the northeastern end of the Irvine Spectrum District, will include 1,500 single-family homes and 1,600 multifamily apartment units. Previously zoned for office buildings, the land will now be repurposed to cater to residential needs, reflecting a shift in urban planning priorities.
Integral to the development is the inclusion of a new school, with the Irvine Company pledging to cover all construction costs. The project is expected to bring substantial economic benefits to the city, including up to $96 million in various fees, alongside commitments to support affordable housing initiatives. This includes up to 2,000 vouchers for two years of discounted rents, which translates to an estimated value of $72 million.
The first public discussion regarding the project is set for May 13. This meeting will center around a memorandum of understanding between the Irvine Company and the city, allowing community members to voice their opinions and concerns.
In recent years, Irvine has witnessed a remarkable 34% population growth, making it one of the fastest-growing cities in the United States. This surge in population has intensively heightened the demand for housing, with the city’s affordable housing options ranked among the most challenged, due in part to a low affordability index.
The proposed residential village is also designed with an emphasis on lifestyle amenities and community services, with plans for parks, swimming pools, and improvements to traffic flow in the area. Additionally, the Irvine Company intends to continue operating the golf course until the construction plans receive final approval.
In response to concerns regarding open space loss due to this development, the Irvine Company has committed to donating avocado groves to expand a planned nature preserve, ensuring that some natural elements remain accessible to the community. The signature tree-lined border of the golf course is set to be preserved, further integrating natural aesthetics into the new neighborhood.
The clubhouse of the existing golf course will be repurposed into a community center for village residents, adding to the amenities available for those who choose to live in the new village.
This announcement marks the first new residential village to be developed in Irvine since the Eastwood project commenced in 2016, highlighting the city’s ongoing efforts to adapt to its rapid growth by implementing innovative solutions for housing development.
Construction of the Oak Creek residential village is projected to take up to 18 months, pending necessary approvals from city officials and local stakeholders.
