California – iDC Logistics, a notable third-party logistics company with connections to China, has recently signed two significant leases totaling 1.1 million square feet in Southern California. This expansion includes a major property in San Bernardino and another in the City of Industry, further strengthening the region’s industrial footprint.
The first lease encompasses 844,311 square feet of space at Alere Property Group’s facility located at 5690 Industrial Parkway in San Bernardino. This lease has been recognized as the second-largest leasing activity in the Inland Empire area for 2025 to date. The second part of iDC’s expansion is a 260,000-square-foot lease at 19515 East Walnut Drive North in the City of Industry, which will serve as a dedicated electronics manufacturing hub. This site is expected to produce between 12,000 to 15,000 units per week for an undisclosed client.
Earlier this year, iDC Logistics had secured an additional 350,000 square feet of space in the Inland Empire, solidifying its commitment to the area. The company’s CEO, Elton Chung, stated that the new facilities will provide a nimble supply chain solution, bolster U.S. job creation, and contribute to economic growth locally.
CBRE’s Jeff Vertun represented iDC in both lease agreements. The significance of these deals is underscored by the current trends in the Inland Empire’s industrial market, which has recently experienced fluctuations. There has been an increase in vacancy and availability rates, with declining rental prices noted for the eighth consecutive quarter. Despite these challenges, significant leasing activities continue in the region, primarily due to its advantageous proximity to the Ports of Los Angeles and Long Beach, which remain crucial for logistics and distribution.
This year, the largest leasing deal recorded in the area was EQT’s approximately 1 million-square-foot lease at Hesperia Commerce Center One. Other notable leases this past quarter include Burlington’s renewal of 758,180 square feet in San Bernardino and American Beauty Supply’s renewal of 715,433 square feet in Rialto.
The Southern California Logistics Airport (SCLA), marking its 30th anniversary, has emerged as the largest employment center in the Victor Valley, currently supporting 4,500 jobs. Since its inception, SCLA has developed a substantial seven million square feet of industrial space for significant manufacturers and warehousing companies. The transformation of the former George Air Force Base into a logistics hub has played a pivotal role in enhancing the region’s industrial sector.
City leaders have noted SCLA’s evolution as a critical factor in revitalizing the local economy and fostering job opportunities following the base’s closure. Current data shows a slight decline in vacancy rates in Southern California logistics buildings of over 100,000 square feet, dropping to 7.1% in early 2025.
According to market insights from Prologis, annual market rents for the year 2024 fell for the first time since the financial crisis of 2007-2009, especially in Southern California, where rates decreased by over 20%. However, projections suggest a modest recovery in both market rents and leasing activities in 2025 as supply chains adapt to economic fluctuations and changes related to tariffs.
Future expansions planned at SCLA include additional air cargo services, complemented by upcoming commercial developments such as a 1.3-million-square-foot Goodyear Tire warehouse, further solidifying the area’s role as a logistics powerhouse.
