Smart Kitchens offers rental kitchen spaces tailored for takeout and delivery services, allowing restaurants to operate without the financial burden of maintaining a physical dining area. The concept aligns with the ghost kitchen model, which has surged in popularity due to its efficiency and cost-effectiveness. These kitchens typically occupy under 300 square feet and reduce operational costs by requiring fewer staff members.

The demand for ghost kitchens has substantially increased since the onset of the pandemic, driven by a shift in consumer behavior towards delivery services. This change provided an opportunity for Crane, who previously endured several failed business attempts in the food service industry. Before founding Smart Kitchens, he had launched approximately 30 businesses, including a membership program offering happy hour prices at Southern California restaurants and a social media marketing firm dedicated to assisting restaurants.

Initially contemplating a franchise arrangement with Dickey’s Barbecue Pit, Crane pivoted to the ghost kitchen model after being influenced by Travis Kalanick’s ventures in this space. He secured a 4,000-square-foot commissary kitchen in the Irvine Business Complex, a strategic location near John Wayne Airport, and officially launched Smart Kitchens in March 2020.

At the time of its launch, traditional restaurants were closing doors to in-person dining, forcing many to seek alternative avenues for survival. Smart Kitchens was timely in presenting itself as a solution to these challenges. Crane characterized his business as the “WeWork for restaurants,” aiming to rent kitchen spaces that would cover the costs associated with operating a ghost kitchen.

By 2022, Smart Kitchens expanded its facilities to 6,000 square feet, increasing its offerings from eight kitchens to fifteen. During this period, the company reported over $1 million in annual sales, despite facing recent declines in revenue due to a normalization of delivery demand post-pandemic.

Unlike larger national competitors like CloudKitchens or Reef Kitchens, Smart Kitchens opts to collaborate with local, family-run restaurants. It provides customizable kitchen spaces ranging from 160 to 800 square feet, allowing smaller businesses to scale effectively. Among their initial clients was Picante Martin’s Mexican Food, which had to cease operations in September 2020 due to pandemic struggles. By leveraging Smart Kitchens’ resources, Picante was able to adopt a ghost kitchen format, which ultimately facilitated a return to profitability by 2024, though it has since experienced a decrease in delivery orders.

Smart Kitchens implements a pricing model for kitchen rentals, charging between $2,500 and $5,000 monthly depending on the size and availability of the spaces. Currently, 13 of these kitchen areas are occupied, indicating a steady demand for versatile food service solutions.

Despite the overall drop in delivery sales compared to the pandemic’s peak, Crane remains optimistic about the longevity of ghost kitchen operations. Smart Kitchens is poised to serve as a platform to help food entrepreneurs not just survive but grow and expand their businesses in a changing marketplace.
